Criteria for Tenancy

Please review the screening criteria below before submitting the rental application.  These are general criteria only. For specific criteria on a home you are interested in, please call us directly to discuss.

GENERAL REQUIREMENTS

  1. Positive picture ID is required.
  2. Each occupant age 18 and over must fill out an application. This includes both spouses and all other occupants over the age of 18 – including children.
  3. If you will be moving in with roommates, ask about qualifications for acceptance of additional occupants.
  4. Any history of criminal activity (arrests and/or convictions) by any occupant (adult or minor) may be grounds for automatic denial.

RENTAL REQUIREMENTS

  1. Good credit is required. If you have any negative credit issues you wish to discuss, please ask.
  2. Outstanding bad debt over $3,000 may result in denial. Please inquire with us if you wish to discuss bad debt in excess of this amount, especially debts related to mortgages and medical debts.
  3. If you have been a renter, favorable landlord references from your last two landlords.
  4. Renter’s insurance is a requirement for tenancy. Contact us if you have questions.
  5. If pets are permitted, they also must have favorable references from your last two landlords. Additional security deposit is required. Service animals must have verification from a third party “professional”.
  6. Home ownership will be verified though tax assessor’s office or credit report.

INCOME REQUIREMENTS

  1. Income requirements vary from property to property. Most require proof of stable, verifiable income of at least 2.5 to 3 times the monthly rent. If you are applying as a roommate, please contact us for clarification.
  2. If a co-signer is required, please ask about our criteria. The co-signer must reside in Washington State.
  3. A current paycheck stub will be required if we are unable to verify income over the phone.
